Frequently asked questions

  • The most popular and accessible form of land ownership for foreigners is Leasehold. It allows the investor to use and benefit from the property for a specified period (25-30 years), with the possibility of two extensions, each for 25 years.

  • The agreement states that after 25 years you can extend the land lease at the average market price. The average market price is calculated using the following formula:
    The sum of the rental prices per are of land on adjacent plots, divided by the number of these plots.

  • The time it takes to find the right plot depends largely on the investment strategy established with the Client and the specifics of the project. Thanks to our local partners, we have a wide selection of plots in our portfolio to offer. It is worth emphasizing, however, that the land sales market in Bali is very dynamic and competitive, which causes attractive offers to disappear quickly.

    Process

    1. Search for a suitable plot - minimum 3 weeks*

    2. Inspection and full due diligence - 14 to 21 days

    3. Notarial contract - 7 to 14 days

    4. Waiting period for settlement of funds for the plot - 7 days

    *The time it takes to search for a plot may vary depending on the specifics of the project.

  • No, you don't have to. You can sign a power of attorney agreement with us (online), which will allow us to handle all formalities for you.

  • You can build on the leased land (after obtaining the appropriate permit), sublet it, sell it or transfer it to a third party.

  • The cost of renting land in Bali depends on many factors, mainly the location. Land rent prices in 2024 start at around
    IDR 5,000,000 (approximately USD 310) per are per year.

  • Yes, we provide a one-year warranty for all construction defects on our villas. This warranty does not cover cases of force majeure, such as earthquakes, floods, random events and other factors related to the natural degradation of the building.

  • Yes, you can sell a villa during construction. Many properties in Bali are sold during the construction phase or even before it starts based on the design and ownership of the land for the project, so-called off plan sale.

  • Notary fees related to land purchases are 1%.

  • The villa management service includes:

    1. Building maintenance and preservation

    2. Garden and outdoor area management

    3. Cleaning and tidying up, changing bed linen

    4. Property protection

    5. Administration and personnel management

    6. Rental organization and marketing - reservation and rental calendar management

    7. Air conditioning technical service

    8. Transport services for guests, scooter and car rentals
